How we research and maintain our content.

The standards behind our guides, city pages, market data and tools: primary sources, dated figures, the method shown and a clear route to report a correction.

Six rules we work to

The same standard across guides, city pages, market data, tools and development listings.

01

Primary sources only

Figures, rules and dates come from the organisation that publishes them.

02

Every figure dated and linked

Each page lists its sources and the date we last checked them.

03

The method shown

Where we calculate a number ourselves, we show the formula and the inputs.

04

General information

Tax and legal pages explain the rules. They do not tell you what to do.

05

Developments as published

Development details come from each developer's own published materials.

06

Corrections welcomed

If something is wrong or out of date, tell us and we will check it against the source.

Primary sources only

We research from the bodies that set the rules or collect the data. In practice that means:

  • GOV.UK, for government guidance and policy
  • legislation.gov.uk, for the law as enacted
  • HMRC, for tax rules, rates and thresholds
  • the Office for National Statistics (ONS), for rents, prices and population
  • HM Land Registry, for house prices and sales
  • the Bank of England, for interest rates
  • local councils, for planning, licensing and regeneration
  • regulators and ombudsman schemes, for consumer protection and complaints
  • developers' and universities' own published materials, for development details and student numbers

We do not take figures from unattributed summaries or second-hand reports. If a number cannot be traced to the organisation that published it, it does not appear on the page.

Every figure dated and linked

A rent, a house price or a tax threshold only means something alongside the date it applies to. Our standard is that every page citing a figure ends with its sources, linked to where they were published, and the date we last checked them. Data pages also state the month each figure refers to, because official statistics are published with a lag and revised as more information arrives. Official data is reused under the Open Government Licence, with the attribution each publisher asks for.

Where we calculate a figure ourselves, such as the indicative gross yields on our rental yields by city page, we show the formula, the inputs and what the number cannot tell you. Our calculators show their assumptions alongside the results. More on our approach to data is on the market data page.

Tax and legal pages are general information

Our pages on stamp duty, landlord tax, limited companies, mortgages and lettings law explain how the rules work. They are general information, not tax, legal, mortgage or investment advice, and they do not tell anyone what they personally should do. Every situation is different, so speak to a qualified adviser before acting, or contact us to talk it through.

Tax and property law change, often at a Budget or when new legislation takes effect. When a rule we cover changes, we check the affected pages against the new rules and update them, along with their checked date. Our guides follow the same process.

Proxera Ltd is not authorised and regulated by the Financial Conduct Authority. For mortgage advice, speak to an FCA-authorised mortgage broker.

Development information comes from the developer

Details of the developments we show, including prices, availability, completion dates and any projected yield, come from each developer's own published materials. Prices and availability change, so we refresh these details as they change, and we ask you to confirm current details before reserving. A projected yield is the developer's projection, not ours, and it is not a forecast or a guarantee.

Independence

PROXERA Wealth is an independent property advisory, as set out on our about page. Developments shown on this site are independently marketed by others. They are not sourced by PROXERA Wealth, and their inclusion is not an endorsement.

Property investment involves risk: capital is at risk and past performance is not a reliable indicator of future results.

How we use technology

PROXERA is a property technology business, and its technology supports our research: it helps us gather data and cross-check figures against their sources. It does not replace review. Content is reviewed before it is published.

How PROXERA handles your personal data is covered separately on our data and security page.
