INVESTOR QUESTIONS
Frequently asked questions.
How PROXERA finds, checks and tracks your investment, and how PROXERA Wealth helps you buy, improve and let it.
THE TECHNOLOGY
PROXERA and PROXERA Wealth
What’s the difference between PROXERA and PROXERA Wealth?
PROXERA is the property technology at the centre of everything. PROXERA Wealth is the advisory arm that uses it to guide investors through the buying process, from sourcing to improving and letting the property.
Do I get access to the technology myself?
Yes. Every investor gets a connected PROXERA account to follow the property, its income, costs and documents in one place.
What can I see in my PROXERA account?
Your property, documents, mortgage, performance, important dates and long-term plan, brought together in one secure place. Your Property Wealth Plan connects it all to the goal you are working towards. Explore the platform.
Is this only for first-time investors?
No. We work with first-time and experienced investors alike, including overseas buyers. We start with your goals, budget and preferred level of involvement, then help you understand the property, the costs and the letting before you decide.
Is there a PROXERA mobile app?
The PROXERA app is on its way to the App Store and Google Play. Until then, sign in to PROXERA from any browser, on any device.
How is my information looked after?
Personal data is handled under UK GDPR. You can read how PROXERA handles your information on our security page.
SOURCING
Finding a property
How does the technology find my matches?
We use data to stress-test the market and match opportunities to your goals, so you see the right options instead of chasing listings or fielding cold calls.
How is a deal checked before it reaches me?
PROXERA’s data stress-tests each opportunity for income and growth before we share it. We look at the price against comparable evidence, the rent and tenant demand, running costs and finance, and how the property fits your goals and existing portfolio. You can also run your own numbers in the deal analyser.
Where do the opportunities come from?
Across the whole market, including new developments, existing homes and below-market-value opportunities. Some, such as the developments for sale on this site, are independently marketed and not sourced by PROXERA Wealth. Whatever the source, each one is checked against the data and your plan.
Do you only handle one type of property?
No. We work across all property types and investment routes, including buy-to-let, new build and off-plan, below-market-value opportunities and short-term lets.
Which areas do you cover?
Our markets include London, Manchester, Birmingham, Liverpool, Nottingham and Sheffield. The right location depends on your budget, your goals and the income you need.
Can I spread the deposit on an off-plan purchase?
On selected developments, yes. The deposit may be built in stages during construction rather than paid in full at the outset, subject to the developer’s contract and payment schedule. The rest of the price is funded at completion, so that needs a plan from the start.
Do I need a mortgage?
No. You can buy with cash or with finance. If you use a mortgage, advice comes from an FCA-authorised mortgage broker, and we keep the funding lined up with the purchase and completion timetable.
AFTER PURCHASE
Improving and letting
Does every property need a major refurbishment?
No. The opportunity may be a ready-to-let new build or a resale that needs targeted improvements. The scope, costs and timing are agreed around the property.
Can I choose how the property is finished?
Yes, if you want to. You can renovate, refurbish or furnish the property, or buy one that is ready to let. The final specification and pricing are agreed with the team before any work starts.
How quickly can the property be ready?
That depends on the property and the work involved. We coordinate the process around a clear specification and schedule, with the aim of getting the property ready to let efficiently.
Can you look after it once it is let?
Lettings and ongoing management support are available. PROXERA gives you a connected view of the property, its income, expenses and documents along the way.
Can the property be a short-term let?
It depends on the property. Short-term letting can offer higher income potential in the right location, but income is more variable and the management and regulatory demands are greater. We check the lease, lender, insurance and local restrictions, and model a long-term tenancy as a fallback. Some developments, such as Abbey Row in Liverpool, are approved for short-term letting.
Is the rent guaranteed?
No. Rent depends on the property, the local market and the tenancy. We base expectations on local evidence and show you the assumptions, and once the property is let, PROXERA shows you the actual income and costs.
FEES
Costs and fees
Do you charge for every property?
No. It depends on what you want. We agree the scope and any fees with you upfront, around the service you actually need.
How does PROXERA Wealth get paid?
Our fees depend on the service. Before you make a decision, we explain what you pay, whether anyone else pays us and any relevant commercial relationship.
Does PROXERA cost anything?
Creating a PROXERA account is free. PROXERA+ features are available on a paid plan. Create your free account.
What costs should I budget for?
Beyond the deposit, allow for stamp duty, legal fees, mortgage costs, any improvements or furnishing, and letting and management. The stamp duty calculator and the buy-to-let calculator show the numbers for a specific purchase.
How much do I need to get started?
It depends on the purchase price, the deposit your lender requires, buying costs and any improvements you choose. Start your Property Wealth Plan to see how your budget and goals fit together.
INTERNATIONAL
Investing from overseas
Can I invest in UK property from overseas?
Yes. We coordinate the purchase, improvements and letting in the UK, and you follow everything in PROXERA from wherever you are. See how it works for overseas investors.
Do I need to travel to the UK?
Usually not. Most stages can be handled remotely, including consultation, document exchange and parts of identity verification. A solicitor, lender, bank or other provider may need additional checks depending on you and the transaction, and we explain these as early as possible.
Can I get a UK mortgage while living overseas?
Potentially. It depends on your country of residence, income currency, deposit, circumstances and the property. An FCA-authorised mortgage broker can assess the options and explain the requirements.
Should I buy personally or through a UK company?
There is no universal answer. Ownership structure can affect tax, finance, administration and the eventual exit, so it should be decided with a tax and accounting specialist before you commit to a property.
Do overseas buyers pay more stamp duty?
Often, yes, depending on your circumstances. Estimate the figure for your purchase, including the non-UK resident surcharge, with the stamp duty calculator. Your solicitor confirms the final amount.
How do I move funds into sterling?
Exchange-rate movements change the true sterling cost of your deposit and completion funds, so when and how you convert matters. Where appropriate, we can introduce a specialist foreign-exchange provider.
